121 La Vallee is a prime parcel of vacant waterfront land located in the western section of St. Croix’s north shore.  La Vallee is approximately 2-3 miles east of St. Croix’s famed Cane Bay,  a world class SCUBA diving location.  The underwater coral reef and wall that make Cane Bay so popular with divers from around the world extends east past La Vallee approximately 100-150 yards offshore.

The available land is an 8.363 acre parcel that includes 940 linear feet of beautiful, sandy beachfront.  The R-3 zoning allows for development of multi-family housing with density of up to 80 persons per acre.  This would allow for a hotel with as many as 400 rooms or a condo complex with more than 200 2-BDR units.  Subsidiary businesses such as a beach bar/restaurant, dive shop, casino and boutiques could also be included in the development project.  Local regulations allow the buildings to be up to 6 stories in height.  The topography of the land allows for natural locations to be left undeveloped to meet the open space requirement.

An EAR study and engineering storm water drainage plan are available for the western half of the property with plans to extend the environmental study and storm water drainage design to also cover the eastern portion of the property.  Meetings have been held with officials from the Coastal Zone Management (CZM) and Department of Planning and Natural Resources (DPNR) to discuss their requirements of a developer seeking a permit to build on this property.
